How Long Is the Cancun Hotel Zone?

The confusion comes from two different ways of describing the same resort corridor: its overall length and its address-style kilometre markers along Boulevard Kukulcán.

The short answer: about 23 km

For a simple travel answer, the Cancun Hotel Zone is about 23 km long. A SECTUR tourism capacity study gives Isla Cancún, also referred to as the Hotel Zone, as 23 km long. FONATUR has also described Cancún as having 23 km of beachfront development.

That does not mean every useful visitor reference stops at Km 23. Many official visitor references along Boulevard Kukulcán use kilometre markers, and those references can run higher.

Why you may see Km 25

The 23 km figure and Km 25 references are not necessarily a contradiction.

Municipal material defines the Hotel Zone along Boulevard Kukulcán from Km 0 to Km 21 at Punta Nizuc, then continuing to the airport-road intersection. Separately, municipal beach listings place Playa Coral at Km 24.6, and the municipal Gaceta places Playa Coral, also called Mirador II, at Km 25 of Boulevard Kukulcán.

So for most visitors, the most useful rule is:

  • use 23 km when asking how long the Hotel Zone is overall;
  • use the kilometre marker when choosing a hotel, beach, restaurant or pickup point;
  • expect practical visitor references to reach about Km 25.

How Far Is Downtown Cancun From the Hotel Zone?

Downtown Cancun is not one fixed distance from the Hotel Zone. The Hotel Zone starts at km 0 of Boulevard Kukulcán, but many hotels and beaches are much farther along the strip.
